The Problem
Guests ask to book, and the manual part starts: quoting the total, sending a payment link, chasing the agreement, and hoping the right person arrives.
A family finds your lake house through a friend and wants the second week of July.
We start with the checkout, because that's where direct bookings fall apart.
One flow quotes the full price, takes the card, and collects the signed rental agreement. ID checks and a damage waiver run before check-in. Rates and minimum stays come from your property software or PriceLabs, so every channel stays in step. Guests book in minutes, and you stop invoicing at midnight.
Pay and sign in one flow
The card payment and the signed rental agreement happen in one checkout, not three emails.
Guests checked before arrival
ID verification and screening run on their own, with damage protection added before check-in.
Rules that price every night
Seasonal rates, minimum stays, and gap-night rules come from one source of truth.
Our Booking Engine Process
You approve the booking rules, checkout, screening, and test bookings before anything goes live.
What's Included
Every build covers the checkout, rental agreements, screening, pricing rules, and launch. Bigger plans add a custom engine on the PMS API and Google vacation rentals setup.

What Our Clients Say
Feedback from teams we have designed and built websites for.
We had a pretty specific idea of what we wanted our website to become, but I wasn’t sure how easily we could explain all of it to a development team. There were quite a few moving parts, and we were working toward a deadline, so I expected a few things to get lost along the way. That never really happened. They understood what we were trying to achieve, kept us updated throughout the process, and got everything ready within the agreed timeline. The final site feels much easier to navigate, works beautifully on mobile, and is noticeably smoother for our customers. It was a huge relief seeing the original idea actually turn into the website we had in mind.
The mobile experience is probably my favourite part of the new site. We had spent a lot of time making sure the desktop version looked right, and the team kept pushing us to think about how everything would actually feel on a phone too. They were right. The navigation is clean, the interactions feel natural, and everything we’ve tested so far works exactly as it should. They also went through the links, forms, integrations, and other details more than once before launch, which I really appreciated. And even after going live, we could still reach out when something came up. The whole process felt friendly, organised, and surprisingly straightforward.
What I appreciate most is that the website is actually easy for us to manage now. We can update content ourselves instead of sending a developer a message every time we need to change something small. They also paid attention to the technical SEO side, which mattered to us because we didn’t want a new website to create problems for the traffic we already had. I’ve probably asked more questions than I should have since launch, but every question has been handled patiently and without any fuss. The team is easy to work with, they explain things clearly, and when we need something changed, they focus on getting it done rather than making the process complicated.

Work Culture
Your checkout takes money from strangers while you sleep. These habits keep payments, agreements, and calendars in order.
Overview
DeveloperLook is a direct booking website builder for vacation rental hosts and managers. We set up the checkout, e-signed rental agreements, ID checks, damage waivers, and pricing rules, on your PMS engine or a custom build. Prices start at $1,050, most builds take 2 to 10 weeks, and guest data stays in your accounts.
Your returning guests already text you to book, and you're tired of sending payment links and PDF agreements by hand.
You manage a dozen homes, pay commission on most stays, and want a checkout on your own site.
Your last party booking cost more than the deposit covered, and you want ID checks and a waiver on every direct stay.
You run Guesty, Hostaway, or OwnerRez, but the checkout on your site converts poorly and the rules aren't set.
Your agency designs the brand, and you need developers who can wire the checkout, agreements, and screening behind it.
You need a brand site that sells the stay with photos and local guides. Vacation Rental Website Design covers that side.
You rent homes for a year at a time. Property Management Website Design covers long-term rentals, owner leads, and tenant portals.
You sell tours or activities rather than overnight stays. Travel Website Development handles trip and tour booking.
Your budget is under $1,050, or you rent a room in your own home. A listing platform's checkout fits better for now.

You get a fixed quote, the engine we recommend, and a launch date.
We launch the checkout, test it on real phones, and document every setting.
The Right Technology for Your Project
We work inside your PMS or build on its API, with Stripe for payments and identity checks and PriceLabs for rates.
FAQ
Straight answers on checkout, agreements, guest screening, pricing rules, and Google listings for hosts.
A booking engine setup starts at $1,050 for up to 5 homes. That covers your PMS checkout styled to match, card payments, an e-signed agreement, and ID checks. Adding screening, damage waivers, and synced pricing starts at $2,650, and a custom checkout with Google listings starts at $6,100.
A checkout setup takes 2 to 3 weeks, a screened engine 4 to 6 weeks, and a custom checkout 8 to 10 weeks. Google says its vacation rentals integration usually takes 8 to 12 weeks after your property list arrives, so we start that part early.
You put payment and signature in the same checkout. Guests pick dates, see the full total with fees and taxes, sign your rental agreement, and pay by card before the booking confirms. OwnerRez, for example, shows the agreement as a step in its booking flow.
Your booking site reads rates and minimum stays from the PMS or a pricing tool instead of storing its own. PriceLabs, for example, recalculates prices and minimum stays daily and pushes them to the PMS, which updates your site and each channel. Gap-night rules work the same way.
You run all three before arrival, inside the booking flow. Stripe Identity can match a photo ID to a selfie, and screening services such as Truvi or SafeGuest connect to OwnerRez. A damage waiver covers accidental damage without a large card hold, and flagged bookings wait for your approval.
You connect your homes to Google's vacation rentals through an approved connectivity partner, usually your PMS. Guesty, Hostaway, OwnerRez, and Lodgify are on Google's list. Free booking links send travelers to your booking pages, and paid campaigns run from a linked Google Ads account. Individual homeowners aren't eligible.
Start with the checkout inside your PMS if it handles your agreement, deposits, and screening well. A custom checkout earns its cost when you need bundled add-ons, special fee rules, or one search across many homes. We test the built-in option first and say which way we'd go.
Most hosts use a refundable card hold or a damage waiver instead of cash. Card authorizations on online payments generally last about 7 days, so the hold goes on shortly before arrival. For longer stays, a waiver replaces it, and claims follow your signed agreement.
Your checkout shows the full total before payment: nightly rate, cleaning fee, any service fee, and the lodging taxes your area charges. We set the fee and tax lines in the PMS so quotes match invoices. Filing lodging taxes on direct stays remains with you or your accountant.
Yes, the domain, site, Stripe account, and guest records sit in accounts in your name, and payouts go straight to your bank. Each plan includes 30 to 90 days of fixes after launch, and seasonal rule changes can go into an optional care plan later.
