The Problem
It's worst on weekends. Buyers browse listings in the evening, ask a question, and expect an answer before they move on to the next agent's site.
01 · Late-night chats
A buyer asks about a garage late at night and hears nothing.
The assistant answers from your listing feed and approved FAQs.
02 · Office-hours replies
Your chat app promises a reply during business hours.
Showing requests get taken on the spot, then passed to your team.
03 · Browser chats
Agents spend the day chatting with buyers who haven't seen a lender.
You choose the qualifying questions: timeline, price range, and pre-approval.
04 · Mixed inbox
Hot and cold inquiries look the same in your inbox.
When a lead meets your rules, your agent gets a text summary.
A buyer finds your listing at 11 p.m. and types into your chat box: is the garage attached, and can I see it Saturday? Your chat app promises a reply during business hours. By morning, that buyer has booked a showing with an agent whose site answered. Meanwhile, your team spends the day chatting with browsers who haven't talked to a lender. Hot and cold inquiries look the same in your inbox.
We start with the questions your buyers and sellers actually ask, pulled from your inbox and chat history. The assistant answers from your approved listing feed and written FAQs, asks the qualifying questions you choose, and takes showing requests. When a lead looks hot, it texts your agent a summary. Your agents step in at the right moment, not every moment.
Answers from your own data
Replies come from your IDX feed and approved FAQs, not from the open internet.
Qualification you define
You choose the questions: timeline, price range, pre-approval, and whether they need to sell first.
Hot leads go straight out
Your agent gets a text summary within seconds of a lead meeting your rules.
Our Chatbot Build Process
You approve the questions, the answers, and the handoff rules before launch. Then you read real conversations with us for 2 weeks before the bot runs on its own.
We read a sample of your past chats, emails, and form inquiries to find what buyers and sellers really ask. You get a plan for answers, qualifying questions, and handoff rules, with a fixed price.
What's Included
Everything the assistant needs to answer, qualify, and hand off: your knowledge base, the listing connection, the question flow, and the routes to your CRM and phones.

Projects We've Built
Property websites and app designs from our portfolio. An assistant plugs into sites like these as a chat window that uses the same brand, colors, and fonts.
What Our Clients Say
Feedback from teams we have built sites, apps, and assistants for.
We had a pretty specific idea of what we wanted our website to become, but I wasn’t sure how easily we could explain all of it to a development team. There were quite a few moving parts, and we were working toward a deadline, so I expected a few things to get lost along the way. That never really happened. They understood what we were trying to achieve, kept us updated throughout the process, and got everything ready within the agreed timeline. The final site feels much easier to navigate, works beautifully on mobile, and is noticeably smoother for our customers. It was a huge relief seeing the original idea actually turn into the website we had in mind.
The mobile experience is probably my favourite part of the new site. We had spent a lot of time making sure the desktop version looked right, and the team kept pushing us to think about how everything would actually feel on a phone too. They were right. The navigation is clean, the interactions feel natural, and everything we’ve tested so far works exactly as it should. They also went through the links, forms, integrations, and other details more than once before launch, which I really appreciated. And even after going live, we could still reach out when something came up. The whole process felt friendly, organised, and surprisingly straightforward.
What I appreciate most is that the website is actually easy for us to manage now. We can update content ourselves instead of sending a developer a message every time we need to change something small. They also paid attention to the technical SEO side, which mattered to us because we didn’t want a new website to create problems for the traffic we already had. I’ve probably asked more questions than I should have since launch, but every question has been handled patiently and without any fuss. The team is easy to work with, they explain things clearly, and when we need something changed, they focus on getting it done rather than making the process complicated.

Work Culture
Your chatbot speaks for your brokerage at midnight, when nobody checks its answers. These habits keep it accurate, lawful, and quick to hand off.
We write the questions it must decline before the ones it answers. A steering answer can put a license at risk, so we test those declines first.
It answers from your feed and documents, and it offers an agent when it doesn't know. A wrong price or HOA fee costs more trust than a slower answer.
For the first 2 weeks, we read real conversations with you and fix what the assistant got wrong. That review catches gaps no test script finds.
When a buyer asks for a showing or says they're pre-approved, your agent gets a text within seconds. The assistant opens the door, and your agent walks through it.
The prompts, knowledge base, code, and every transcript belong to you. The AI and texting accounts sit under your business, so you can switch vendors later.
If a simple chat widget or a text-back number covers your volume, we'll say so before you spend more. Not every team needs an AI assistant yet.
Overview
DeveloperLook builds real estate chatbot assistants for agents, teams, and brokerages. Every bot answers your FAQs, asks about timeline, budget, and pre-approval, and texts hot leads to your agent. Larger builds add listing answers and showing requests. Builds start at $1,150, most launch in 3 to 8 weeks, and fair housing guardrails come standard.

Good fit
Agents losing after-hours inquiries
Your listings get questions at night and on weekends. By the time you reply the next morning, the buyer has booked a tour with someone else.
Teams with an on-duty rotation
Your team runs an on-duty schedule, and hot inquiries sit in a shared inbox. You need each one texted to the agent working right now.
Brokerages fielding listing questions
Your office answers the same questions all day: is it available, what are the HOA fees, can I see it Saturday? You want them answered from your feed.
Agents tired of screening browsers
You spend evenings chatting with browsers who haven't talked to a lender and won't move for a year. You want the bot to sort them first.
Agencies with realtor clients
Your agency builds realtor websites and keeps getting asked for AI chat. You need the bot, the listing feed, and the CRM routing built under your brand.
Not a fit
Other industries
You want a general AI chatbot for support in another industry. Our AI Chatbot Development Services page covers bots for other kinds of businesses.
Home value leads
You mainly want seller leads from owners checking their home value. Home Valuation Lead Magnet Development builds that tool without a chat assistant.
Low chat volume
Your budget is under $1,150 and your chat volume is low. A hosted live chat app with saved replies is a cheaper start, and we'll say so.
Neighborhood demographic answers
You want a bot that tells buyers who lives in a neighborhood. We build ours to decline those questions, because fair housing rules keep agents away from steering.

Our chatbot builds start at $1,150 for a lead qualifier on your existing site. A listing-aware assistant with showing requests is $2,800, and brokerage routing across offices starts at $5,700. AI model and texting usage is billed by those providers to your own accounts, and you get a fixed proposal after the free inquiry review.
Most assistants launch in 3 to 8 weeks. A lead qualifier on your current site takes about 3 weeks, and a listing-aware assistant takes 4 to 6, depending on your IDX provider. Texting adds A2P 10DLC registration, which runs on the carriers' timeline, so we start it in week one.
They ask the questions your agents would ask, in a friendly order, and score the answers against your rules. Typical questions cover timeline, price range, pre-approval, and whether the buyer must sell first. A pre-approved buyer who wants a showing this week is marked hot, and your agent gets a text.
It offers times from the agent's calendar and records the request for confirmation, so it can't double-book a tour. Pre-approval is one question in the flow, stored as a field in your CRM. If the buyer isn't pre-approved, the bot can offer an introduction to a lender your broker has approved in advance.
Yes, when your MLS license allows it and the data comes from your approved IDX or RESO Web API feed. It answers price, beds, HOA fees, and status from that feed and names the listing brokerage, as NAR's IDX policy requires for displayed listings. We check your MLS rules for chatbot use before launch.
The assistant sends a text through Twilio as soon as a chat meets your hot-lead rules. It goes to whoever is on duty in your schedule, with the buyer's name, question, and a link to the transcript. Texting needs A2P 10DLC registration and your agents' opt-in, and we set up both.
It declines to describe who lives in a neighborhood and suggests the buyer check public sources instead. NAR's Code of Ethics tells agents not to volunteer the racial, religious, or ethnic makeup of a neighborhood, and fair housing law bars advertising that states a preference. We write and test those declines before launch.
No, not by default on the business APIs we use. OpenAI doesn't train on API data unless you opt in, and Anthropic doesn't use commercial inputs or outputs for training by default. We also keep personal details out of prompts where possible and store transcripts in your CRM.
No, and it shouldn't try. The widget answers routine questions, qualifies leads, and takes showing requests, so your agents spend their time on people ready to move. Anything about price negotiation, contracts, or advice goes to an agent, and the bot tells the buyer so plainly.
You own all of it. The code, prompts, knowledge base, and transcripts are yours, and the AI, texting, and CRM accounts sit under your business. After the 30, 60, or 90 days of support in your plan, we can update answers or add features at an agreed rate.
