The Problem
It starts when listings live in two places. Staff update AppFolio, the website waits, and prospects call about units already leased.
01 · Stale vacancies
A prospect calls about a unit that leased three weeks ago.
Your site reads vacancies from AppFolio, so a lease there updates the listing.
02 · Generic applications
Your Apply button opens a generic form someone retypes.
Each unit's own AppFolio application opens from its listing.
03 · Hidden portals
Tenants hunt the footer for the rent portal.
Tenant and owner sign-ins sit where people look, in your brand's style.
04 · Plan confusion
Nobody knows what your AppFolio plan lets the website do.
Core gets a styled vacancy embed, and Plus or Max gets unit pages from the API.
A prospect finds a two-bedroom on your website and calls. It leased three weeks ago. Someone updated AppFolio but not the site. Your Apply button opens a generic form, so an agent retypes the applicant into AppFolio before screening starts. Tenants hunt the footer for the rent portal. Owners email you for a statement link. Each problem costs minutes, and together they cost vacant days and trust.
We start with your AppFolio plan, which decides what your website can do. On Core, we style AppFolio's vacancy embed to match your pages. On Plus or Max, we build unit pages on your domain from the AppFolio API. Each Apply button opens that unit's application. Vacancies change in AppFolio only, not in two systems that drift apart.
Listings follow AppFolio
Leased or relisted units in AppFolio change on your site without a second edit.
Applications start in AppFolio
Each Apply button opens the unit's own AppFolio application, so screening starts right away.
Portals that match your brand
Tenant and owner sign-ins use your fonts and sit where people look.
Our AppFolio Integration Process
Nothing goes live without your sign-off. You see which AppFolio features we use and where each Apply button will go.
We check your AppFolio plan, listing data, and current website, then send a written path and fixed quote. If AppFolio's embed or its own website already covers you, we'll tell you before we quote.
What's Included
Every plan puts vacancies, Apply buttons, and portal links on your website. Larger plans add API unit pages and two-way data.
Compare Options
An embed or AppFolio's own website suits many firms, and both start faster and cost less. Here is where each one stops.

What Our Clients Say
Feedback from teams we have built property websites and integrations for.
We had a pretty specific idea of what we wanted our website to become, but I wasn’t sure how easily we could explain all of it to a development team. There were quite a few moving parts, and we were working toward a deadline, so I expected a few things to get lost along the way. That never really happened. They understood what we were trying to achieve, kept us updated throughout the process, and got everything ready within the agreed timeline. The final site feels much easier to navigate, works beautifully on mobile, and is noticeably smoother for our customers. It was a huge relief seeing the original idea actually turn into the website we had in mind.
The mobile experience is probably my favourite part of the new site. We had spent a lot of time making sure the desktop version looked right, and the team kept pushing us to think about how everything would actually feel on a phone too. They were right. The navigation is clean, the interactions feel natural, and everything we’ve tested so far works exactly as it should. They also went through the links, forms, integrations, and other details more than once before launch, which I really appreciated. And even after going live, we could still reach out when something came up. The whole process felt friendly, organised, and surprisingly straightforward.
What I appreciate most is that the website is actually easy for us to manage now. We can update content ourselves instead of sending a developer a message every time we need to change something small. They also paid attention to the technical SEO side, which mattered to us because we didn’t want a new website to create problems for the traffic we already had. I’ve probably asked more questions than I should have since launch, but every question has been handled patiently and without any fuss. The team is easy to work with, they explain things clearly, and when we need something changed, they focus on getting it done rather than making the process complicated.

Work Culture
A wrong Apply link or a stale listing can cost a lease. These habits keep AppFolio and your website in step.
Core uses AppFolio's embed, Plus adds read-only API access, and Max adds writing. We check your plan first, so you don't pay for a build it can't run.
Each Apply button opens that unit's AppFolio application. We click every one on a phone before launch, so screening starts with the right unit attached.
Tenant and owner logins use your fonts and colors. Residents reach FolioSpace from any page, and owners find statements without calling your office.
Most listing pages only need to read from AppFolio, so we ask for the least access that works. Writing leads back waits for Max and your approval.
If AppFolio's embed or its own website covers your needs, we'll say so on the first call. You pay for API work when unit pages or two-way data will help you lease.
Your site code, sync logs, and API credentials live in your accounts. AppFolio keeps your property data, and nothing we build locks you in.
Overview
DeveloperLook builds AppFolio integrations for property managers who want vacancies, applications, and portal access on their own website. We embed or sync your AppFolio listings, link each Apply button to that unit's application, and style tenant and owner portal buttons. Projects start at $600, take 1 to 8 weeks, and you own the code.

Max customers with busy leasing teams
Your agents retype web inquiries, and you want an AppFolio API integration that files them as leads.

New website first
You need a new website before anything else. Our Property Management Website Design page covers the build, then we connect AppFolio.

Nightly vacation rentals
You manage vacation rentals booked by the night. Our Guesty Integration Services page covers booking sites for short-term stays.

AppFolio integrations start at $600 for AppFolio's vacancy embed plus portal buttons styled to your website. Unit pages built on the read-only API start at $1,800. Two-way setups that write inquiries and showings back start at $3,800. You get a fixed quote after a free plan review.
Embeds and portal buttons take 1 to 2 weeks. Unit pages built on the API take 3 to 5 weeks, and two-way lead and showing setups take 5 to 8. The first days go to your plan, your listing data, and where each Apply button leads.
You have two routes, and your AppFolio plan decides which. On any plan, AppFolio's vacancy posting settings give you embed code that shows listings in a framed box on your page. On Plus or Max, we read listings from the API and build unit pages on your domain with photos, rent, and dates.
Each Apply button opens that unit's own AppFolio rental application, so screening runs where it already does. AppFolio's listing data carries an application link per listing, and the embed has its own Apply flow. Applicants pay any fee in AppFolio, and FolioScreen, its screening product, works from what they submit.
We build them as your own buttons, in your fonts and colors, linked to AppFolio's sign-in pages. Tenants reach FolioSpace, AppFolio's resident portal, to pay rent and request repairs. Owners reach the owner portal for statements. The portals themselves keep AppFolio's design, and we say so up front.
Stack is AppFolio's partner marketplace, and its API serves approved partners such as software vendors, not one firm's website. Partners apply, complete a security questionnaire, and sign a contract before listing. Your firm uses the AppFolio API on its own account instead: read only on Plus, read and write on Max. Core has none.
You need Plus or Max, because the Core plan doesn't include API access. Plus is read only, which covers unit pages and application links. Max adds writing, so website inquiries become AppFolio leads and showing requests become showings. On Core, the embed and portal buttons still work, and we'll quote that.
Unit pages built from the API can, because each vacancy becomes a page on your domain with its own title and text. A framed embed gives you no listing pages of your own to rank. Syndication to Zillow, Apartments.com, and Zumper keeps running from AppFolio either way.
Your pages follow without a second edit. The embed reads AppFolio's live listing page, so changes show right away. API builds sync on a schedule we agree, removing leased units and updating rents on each run. Every sync is logged, so your team sees when it last ran.
You do: the site code, hosting, sync logs, and API credentials sit in your accounts. AppFolio issues the credentials, and we keep them on the server, out of page code. Each plan includes 30 to 90 days of support, then you can keep us on call or hand everything to your developer.
