The Problem
It shows up when the website and Buildium don't talk. Every inquiry arrives as an email, and every vacancy change needs a second edit on the site.
01 · Weekend emails
Monday starts with a weekend of inquiry emails to retype.
Web inquiries arrive as Buildium applicants on the right unit.
02 · Guessed units
Your coordinator guesses which unit each renter meant.
Each vacancy on your site carries its own application link.
03 · Leased listings
Units leased Friday still show on the website.
Buildium webhooks update your site when a unit is listed, changed, or leased.
04 · Rent calls
Residents call to pay rent because the portal link is buried.
Resident Center and owner sign-ins sit in your main menu.
Monday starts with a weekend of inquiry emails. A leasing coordinator copies each name into Buildium, guesses which unit the renter meant, and sends the application link by hand. Two of those units leased Friday, but the website still lists them. A resident calls to pay rent because the Resident Center link hides in a footer. None of it is hard. It's the same work, done twice, every week.
We start with the Buildium Open API on your Premium account and a server that holds your keys. Your site lists Buildium vacancies with their own application links. Each inquiry creates a Buildium applicant on the right unit, and general messages become tasks. Webhooks update the site when a listing changes, instead of waiting for someone to notice.
Inquiries land in Buildium
Web inquiries arrive as applicants on the right unit, not as emails to retype.
Listings update on events
Buildium's webhooks tell your site when a unit is listed, changed, or leased.
Portals in your own menu
Resident Center and owner sign-ins sit in your navigation, styled like your site.
Our Buildium Integration Process
Each step ends with something you can check. You see the key's permissions, the sandbox tests, and every event your site listens to before launch.
We check your Buildium plan, your listings, and the forms on your site. The Open API needs Premium, so we confirm that first. If Buildium's free hosted website already covers you, we'll tell you before we quote.
What's Included
Every plan syncs vacancies and turns inquiries into applicants. Larger plans add a searchable widget, tasks, alerts, and multi-site reporting.

Buildium's hosted site is free and quick to launch, and plugins cost very little. Here is where each option stops.

What Our Clients Say
Feedback from firms we have built rental sites and software connections for.
We had a pretty specific idea of what we wanted our website to become, but I wasn’t sure how easily we could explain all of it to a development team. There were quite a few moving parts, and we were working toward a deadline, so I expected a few things to get lost along the way. That never really happened. They understood what we were trying to achieve, kept us updated throughout the process, and got everything ready within the agreed timeline. The final site feels much easier to navigate, works beautifully on mobile, and is noticeably smoother for our customers. It was a huge relief seeing the original idea actually turn into the website we had in mind.
The mobile experience is probably my favourite part of the new site. We had spent a lot of time making sure the desktop version looked right, and the team kept pushing us to think about how everything would actually feel on a phone too. They were right. The navigation is clean, the interactions feel natural, and everything we’ve tested so far works exactly as it should. They also went through the links, forms, integrations, and other details more than once before launch, which I really appreciated. And even after going live, we could still reach out when something came up. The whole process felt friendly, organised, and surprisingly straightforward.
What I appreciate most is that the website is actually easy for us to manage now. We can update content ourselves instead of sending a developer a message every time we need to change something small. They also paid attention to the technical SEO side, which mattered to us because we didn’t want a new website to create problems for the traffic we already had. I’ve probably asked more questions than I should have since launch, but every question has been handled patiently and without any fuss. The team is easy to work with, they explain things clearly, and when we need something changed, they focus on getting it done rather than making the process complicated.

Work Culture
Buildium's API is strict about keys, rate limits, and events. These habits keep your data safe and your listings current.
Buildium lets your admin choose which data each API key can reach. We ask for listings, applicants, and tasks, so the key can't open your accounting.
Buildium's API sandbox has its own keys and mock data. We build and test there first, so trial applicants don't clutter your real records.
Buildium signs each webhook with a secret and a timestamp. We verify both before acting, so a forged or replayed message can't change your listings.
Each inquiry creates a Buildium applicant on the unit the renter viewed. Your team sees who asked about what without matching emails to listings by hand.
The Open API comes with Buildium Premium only. If you're on Essential or Growth and the hosted site works, we'll say so instead of selling an upgrade.
Your site code, API keys, and webhook logs sit in your accounts. Buildium keeps your rental data, and any developer can pick up the code later.

Good fit
Buildium Premium firms with a custom site
Your listings live in Buildium, but your WordPress site shows a list someone updates by hand.
Leasing teams buried in inquiry emails
You copy names from website emails into Buildium and want a Buildium Open API integration that creates applicants instead.
Managers adding resident sign-ins
You want a Buildium Resident Center integration that puts resident and owner sign-ins in your own menu, not a hidden footer link.
Firms replacing an old listings plugin
You need a Buildium rental listing widget that matches your theme and loads fast, not a framed page or an aging plugin.
Agencies with Buildium clients
Your agency builds sites for management firms on Buildium and needs the listing sync and applicant forms built under your brand.
Not a fit
Running AppFolio instead
Your firm runs on AppFolio, not Buildium. Our AppFolio Integration Services page covers its embed, API tiers, and portals.
Not on Premium
Your budget is under $700, or you're not on Buildium Premium. Buildium's free hosted website may be enough, and we'll tell you so.
Full redesign first
Your site needs a full redesign first. Our Property Management Website Design page covers that, and the Buildium connection can follow.
Outgrown Buildium
You've outgrown Buildium and want software of your own. Our Real Estate Software Development Company page covers custom platforms.

We confirm Premium access and quote a fixed price and timeline.
We build, test in the sandbox, and document everything under your brand.
We stay behind your agency and don't contact your clients.
Each client gets a note on key permissions and webhook events.
Senior developers build and review every Buildium sync before launch.

Buildium integrations start at $700 for a listings sync with Apply links, an inquiry form that creates applicants, and portal links. Searchable unit pages, contact requests as tasks, and applicant alerts start at $1,950. Multi-site builds with reporting start at $4,100. Each quote is fixed after a free API review.
A listings sync with an inquiry form takes about 2 weeks. Widget and alert builds take 3 to 5 weeks, and multi-site platforms take 6 to 9. The first week covers key setup and sandbox tests, which keep trial data out of your live account.
Your server reads Buildium's listings endpoint and stores each vacant unit with rent, deposit, move-in date, and its application link. Webhooks then tell your site when a listing is created, updated, or deleted, and a scheduled check catches anything missed. Browsers don't call Buildium directly, because Buildium doesn't allow it.
We add Resident Center and owner sign-in links to your header, footer, and mobile menu, styled like the rest of your site. Buildium hosts both portals, so logins and payments stay with Buildium. Residents pay rent and request repairs there, and owners check their accounts.
Every web form writes straight into Buildium, so nobody copies from email. Inquiry forms create an applicant on the right unit, and Buildium can email them the application link. General messages become contact requests your team assigns. Applications stay on Buildium's hosted form, where TransUnion screening already runs.
You need Buildium Premium, an administrator who can turn on the Open API, and a server to run the sync. Buildium doesn't support browser calls to its API, so a static page alone can't read your listings. We supply the server code, and you keep the keys and hosting accounts.
We verify each one before acting on it. Buildium signs every webhook with your subscription's secret and a timestamp, and it sends events for listings, applicants, leases, work orders, and more. Failed deliveries are retried after 1 minute, 10 minutes, and 1 hour, so we keep the endpoint fast and log every event.
Yes, Buildium allows 10 concurrent requests per second and returns an error above that. Webhook payloads carry IDs only, so each event costs extra calls for details. We queue requests, cache listings, and retry after a short pause, so a busy day doesn't trip the limit.
Yes, because we build the widget inside your theme instead of framing Buildium's page. It reads units your server stored from Buildium, so filters for beds, rent, and move-in date run fast on your own domain. Each card links to the unit's page and its Buildium application.
You do: the code, hosting, logs, and API keys sit in your accounts. Buildium shows a key's secret once, so it goes straight into your server settings and your password manager. Every plan includes 30 to 90 days of support, and the handover guide lists each event we listen to.
