Invoice capture to approval
Vendor bills captured once in AvidXchange, Beanworks, or Smart Bills, then routed to the right approver by property.
For property managers on Rent Manager: vendor bills, owner books, and listings that move on their own, starting at $900 with a fixed scope.

How your project runs
Teams we have built for:

The Problem
It shows up at month end. The bill pay tool says one total, Rent Manager says another, and the owner's QuickBooks file says a third.
01 · Double entry
Invoices are typed into two systems by hand.
Bills are captured once and flow through approval and payment in one path.
02 · Wrong property
Bills land on the wrong property or GL account.
Vendor, property, and GL account mapping is approved before the first bill syncs.
03 · Owner books
Owner files get rebuilt from monthly CSV exports.
Owner QuickBooks files receive property totals through a scheduled, logged sync.
04 · Corporate close
Sage Intacct waits on a spreadsheet after every close.
Sage Intacct gets entries by entity and dimension once the period closes.
It's the 28th, and your AP clerk is still matching landscaping and HVAC invoices against Rent Manager. Some bills were paid in the pay tool but never posted. Two were coded to the wrong property. One owner keeps a separate QuickBooks file, so someone exports a CSV and retypes it. Corporate wants the same numbers in Sage Intacct by the 5th. The close slips another day, and every retyped bill is one more chance to pay a vendor twice.
We start with the path one vendor bill takes: capture, approval, payment, and the ledger entry. Each step gets one system of record, whether that's AvidXchange, Beanworks, Orion Smart Bills, or Rent Manager itself. Then we connect owner QuickBooks files and Sage Intacct through documented routes or the Rent Manager 12 Web API, and we test on a real month of bills. Your close runs on matched records, not on a clerk's memory.
One system per step
Capture, approval, payment, and posting each have one owner, so no bill is entered twice.
Owner books kept current
QuickBooks or Sage Intacct receives property totals by entity and GL account on a schedule.
Tested on real bills
A full month of vendor invoices runs through the new path before anyone relies on it.
Our Rent Manager Integration Services Process
You approve the bill path and the GL mapping before anything connects. Then you watch a real month of invoices, payments, and owner reports run through it before handover.
We walk one vendor bill from your inbox to the general ledger and note every place it gets retyped. You get a short map of your Rent Manager bundle, your AP tool, and what each connection needs.
What's Included
The bill path mapped, one AP connection switched on, owner and corporate books linked, and website or AI tools fed from Rent Manager data you control.
Compare Options
Manual exports suit a single owner report, and a generic agency can build a quick connector. Here is where each breaks down on Rent Manager accounting.
| Feature | DeveloperLookBest fit | Manual exports | Generic agency |
|---|---|---|---|
| Planning | Bill path mapped before any build | None, just copy and paste | Starts from the API docs |
| AP automation | Listed connectors like AvidXchange first | Bills typed in twice | Often a custom build |
| GL mapping | Vendors, properties, accounts matched first | Rebuilt by hand each month | Fixed after the first errors |
| Owner QuickBooks files | Scheduled, logged property totals | Monthly CSV and retyping | Varies by project |
| Testing | Full parallel month reconciled | Checked at close, if ever | Sample records only |
| Speed to start | 2 to 3 weeks for one connector | Same day | Often quicker to kick off |
| Cost | Fixed price from $900 | No software cost, only staff hours | Hourly, often open-ended |
| Ownership | Tokens, code, and docs stay yours | Nothing to hand over | Sometimes held by the agency |
Projects We've Built
Real estate platforms and finance dashboards we designed and built. None ran on Rent Manager, but each one keeps property data and money records in step.
What Our Clients Say
Feedback from teams we have built websites and business software for.
We had a pretty specific idea of what we wanted our website to become, but I wasn’t sure how easily we could explain all of it to a development team. There were quite a few moving parts, and we were working toward a deadline, so I expected a few things to get lost along the way. That never really happened. They understood what we were trying to achieve, kept us updated throughout the process, and got everything ready within the agreed timeline. The final site feels much easier to navigate, works beautifully on mobile, and is noticeably smoother for our customers. It was a huge relief seeing the original idea actually turn into the website we had in mind.
The mobile experience is probably my favourite part of the new site. We had spent a lot of time making sure the desktop version looked right, and the team kept pushing us to think about how everything would actually feel on a phone too. They were right. The navigation is clean, the interactions feel natural, and everything we’ve tested so far works exactly as it should. They also went through the links, forms, integrations, and other details more than once before launch, which I really appreciated. And even after going live, we could still reach out when something came up. The whole process felt friendly, organised, and surprisingly straightforward.
What I appreciate most is that the website is actually easy for us to manage now. We can update content ourselves instead of sending a developer a message every time we need to change something small. They also paid attention to the technical SEO side, which mattered to us because we didn’t want a new website to create problems for the traffic we already had. I’ve probably asked more questions than I should have since launch, but every question has been handled patiently and without any fuss. The team is easy to work with, they explain things clearly, and when we need something changed, they focus on getting it done rather than making the process complicated.

Work Culture
Your AP team, your owners, and your auditors depend on Rent Manager records being right. These habits keep our work from adding new errors to the close.
We switch systems at the start of an accounting period, never in the middle of one. Open bills and partial payments stay in one place while the new path takes over.
Integrations sign in as their own Rent Manager user with only the rights they need. When a staff member leaves, no connection breaks and no password is shared.
Owner funds and operating funds stay on separate ledger lines in every mapping we write. Each property posts to the entity and account its management agreement names.
If AvidXchange, Smart Bills, or another listed integration already covers your need, we'll tell you before we quote. Custom Web API work is only for gaps nothing else fills.
Every connection ships with a plain-language runbook: what runs, when it runs, and what to do when it fails. Your controller can follow it without calling us.
You get a fixed quote once the bill path is mapped. Scope changes are priced before work starts, so month end never brings a surprise invoice from us.
Overview
DeveloperLook sets up Rent Manager integrations for property managers and accounting teams. We map each vendor bill from capture to approval, payment, and the general ledger, then connect AP tools, QuickBooks or Sage Intacct, and your website. Projects start at $900, take 2 to 8 weeks, and every link runs on your own credentials.

Good fit
Property managers keying vendor bills twice
Your AP clerk types each plumber and landscaper invoice into Rent Manager, then again into the bill pay tool, and the totals never match at month end.
Third-party managers with owner QuickBooks files
You manage buildings for owners who keep their own books, and you need a Rent Manager QuickBooks integration instead of monthly CSV exports and retyping.
Corporate finance teams on Sage Intacct
Your parent company consolidates on Sage Intacct, so an Intacct Rent Manager integration has to post every property to the right entity each close.
Portfolios adding AI tools
You're weighing an AI front desk or maintenance tool and want it reading the right Rent Manager data, with permissions your team controls.
Agencies building leasing websites
Your agency builds the leasing site, and the client wants vacancies, asking rents, and application links to come straight from Rent Manager.
Not a fit
Running AppFolio instead
Your portfolio runs on AppFolio, not Rent Manager. Our AppFolio integration page covers its listings, applications, and accounting links instead.
Books kept in Yardi
Your company keeps its books in Yardi Voyager or Breeze. Our Yardi integration page explains the interface routes Yardi supports.
Budget under $900
You need help with one report and have under $900 to spend. Rent Manager's own training and free weekly webinars are a better first step.
Zillow Rental Manager only
You list a few rentals on Zillow Rental Manager, which is a separate Zillow product. A simple listing site will serve you better than an integration project.

For Agencies
You own the property management client. We supply the Rent Manager work behind your brand: AP connections, owner book links, website feeds, and Web API builds. Your client sees your name on every plan and runbook we write.
White label: your client only ever sees your brand
Send the Rent Manager bundle, accounting system, and the bills that cause trouble.
We map the bill path and send a fixed scope under your brand.
We build, reconcile a real month, and hand over white-label runbooks.
Your brand on every bill path map, runbook, and status update.
Accounting changes tested on a parallel month before your client's books move.
Cutovers planned for period start, never during your client's month end.
Help across several property clients without hiring a Rent Manager specialist.

Rent Manager integrations from DeveloperLook start at $900 for a bill path map and one listed connector, such as AvidXchange. QuickBooks or Sage Intacct bridges start at $2,350, and custom Web API builds start at $4,750. Rent Manager bills its own bundle and any API fees separately. You get a fixed quote after a free AP route review.
A single listed connector takes 2 to 3 weeks, including a test month of bills. Accounting bridges and Web API builds take 5 to 8 weeks, because we reconcile a full period in parallel before cutover. We schedule the switch for the start of an accounting period, so your close isn't split across two systems.
Rent Manager is property management software from London Computer Systems that runs accounting, leasing, maintenance, and resident portals in one system. It serves residential, commercial, association, self storage, manufactured housing, and student housing portfolios. Rent Manager Online is the cloud version, and the Rent Manager 12 Web API lets approved tools read and write its data.
London Computer Systems, Inc. (LCS) owns Rent Manager. The company is based in Cincinnati, Ohio, and was incorporated in 1987, and we found no sale or merger announced as of October 2026. LCS also runs the Rent Manager Integrations Program, which lists more than 200 partner products.
Rent Manager doesn't publish prices: you request a quote for the Basic, Plus, or Premium bundle. Plus adds the mobile app and AI tools for receivables and payables, and Premium adds video inspections and maintenance scheduling. Texting and AI call features need extra phone setup. Our integration fee is separate from your Rent Manager subscription.
Most teams run Rent Manager property by property, with recurring charges, payments, and bills posting to each property's ledger. Residents pay through the online portal, and staff work bills and work orders from task lists. New users learn through Rent Manager University, free weekly webinars, and certifications in Core, Bookkeeping, and Scripting.
Let Rent Manager own the resident ledger and feed every payment channel into it. Residents pay through Tenant Web Access, the rmResident app, ePay, or CashPay, while Task Automation posts recurring charges and late fees. We connect what sits outside that loop: owner reports, deposits matched in your books, and reminders from other tools.
The best Rent Manager integration partners for AI automation depend on the job, so we start with what Rent Manager already lists. Orion AI covers writing help, report analysis, and Smart Bills for payables. Vendoroo joined the Integrations Program in April 2026 for AI front desk and maintenance work. We check each partner's data access before it touches your records.
We found no QuickBooks connector in Rent Manager's integrations directory, so owner books usually need a custom link. We read property totals through the Web API or Open Access views and post them to QuickBooks Online on a schedule. Each run is logged, and mismatches go to your AP inbox before the owner sees them.
You do. The Web API token belongs to a Rent Manager user in your account, and the code, mapping sheets, and runbooks are yours from launch day. Plan support lasts 30, 60, or 90 days and covers your first month-end close. After that, keep us on call or run it in-house.
